"Parachuting" into Real Estate Deals

In real estate deals, there are typically two "sides" to the deal -- the "List" side and the "Sale" side. My focus is in commercial real estate whereby the "dual agency" isn't usually a big issue.

When a prospective client calls you, the listing agent, from your marketing materials, you show them the space, clear the path to a smooth transaction, answering any questions and keeping in touch with them along the way and set up all the meetings. When it comes time to make
the offer or Letter of Intent, the prospect tells you ... "Oh, and by the way - Bob Jones will be representing us and presenting you with the offer."

How ethical is that and do you think that is fair that you have to then split the commission that you thought would be full in half with this person who drops in from out of the sky?
